This Privacy Policy describes how Colin Kalverda, doing business as the “House Doctor,” including any associated renovation/contracting business and mortgage brokerage/agent business (collectively, “Colin,” “we,” “us,” or “our”), collects, uses, discloses, and protects personal information collected through colinkalverda.ca (the “Site”) and in connection with our renovation and mortgage brokering services. This Policy is incorporated into, and should be read together with, our Terms and Conditions.
We collect personal information that you voluntarily provide to us, and, in limited cases, information collected automatically or through third-party tools. This may include:
Contact and identification information: name, email address, phone number, and any other details you submit through a contact form, Discovery Call booking, or the Free Financing Readiness Package request.
Financial and credit information: information relevant to a mortgage inquiry or application, which may include income, employment, assets, debts, property information, and credit report information obtained through a third-party credit reporting tool when you request the Free Financing Readiness Package.
Renovation project information: details you provide about a property or renovation project, including photos, descriptions, goals (e.g., rent, sell, or live in the property), and budget.
Communications: records of calls, emails, texts, and other communications between you and Colin.
Technical information: information automatically collected when you visit the Site, such as IP address, browser type, device type, pages visited, and referring URLs, which may be collected through cookies or similar tools (see Section 6).
We use personal information for purposes including:
- Responding to inquiries and booking or managing Discovery Calls;
- Preparing and delivering the Free Financing Readiness Package, including facilitating the third-party credit report retrieval you request;
- Assessing mortgage financing options, communicating with lenders, insurers, appraisers, and legal professionals on your behalf as part of a mortgage transaction you have engaged us for;
- Scoping, quoting, and delivering renovation and contracting services you have engaged us for;
- Sending you marketing and educational communications about renovation or mortgage topics, where you have consented or where permitted under CASL's implied-consent provisions, and always with an option to opt out;
- Complying with legal, regulatory, and licensing obligations, including recordkeeping obligations applicable to licensed mortgage agents and brokerages;
- Improving the Site and our services, and protecting against fraud, misuse, or security incidents.
We do not use your personal information for any purpose incompatible with the purpose for which it was collected without obtaining your additional consent, except where permitted or required by law.
By submitting information through the Site — including requesting the Free Financing Readiness Package, booking a Discovery Call, or otherwise contacting us — you consent to the collection, use, and disclosure of your personal information as described in this Policy. Where required by applicable mortgage brokering legislation, we will obtain your express consent before pulling or accessing your credit report or submitting a mortgage application on your behalf. You may withdraw consent to future collection, use, or marketing communication at any time, subject to legal or contractual restrictions, by contacting us using the details in Section 11 or using the unsubscribe mechanism in any marketing communication.
We do not sell your personal information. We may disclose personal information to:
Lenders, insurers, appraisers, and legal professionals: as necessary to process a mortgage application or financing request you have asked us to pursue, and only to the extent necessary for that purpose.
Credit reporting agencies: solely to facilitate the credit report you request as part of the Free Financing Readiness Package, or in connection with a mortgage application you ask us to submit.
Subcontractors and trades: as necessary to scope or deliver a renovation project you have engaged us for.
Service providers: such as booking/calendar platforms, email or SMS communication platforms, website hosting providers, and other vendors who process personal information on our behalf, under contractual obligations to protect it and use it only for the purposes we specify.
Regulators and legal authorities: where required by law, regulation, court order, or to establish, exercise, or defend legal claims, or where required under mortgage brokering licensing obligations.
Business transfer: in connection with a sale, merger, financing, or transfer of all or part of our business, subject to the recipient agreeing to handle your information consistently with this Policy.
We require third parties to whom we disclose personal information to protect it in a manner consistent with this Policy and applicable law. Some third-party tools linked from the Site (including the credit report tool) operate under their own separate privacy policies, which we encourage you to review before use; we are not responsible for their independent handling of your information.
Some of our service providers (such as email marketing, scheduling, hosting, or credit reporting platforms) may store or process personal information outside of Canada, including in the United States, where it may be subject to the laws of that jurisdiction, including lawful access by foreign authorities. By using the Site, you acknowledge this possibility. We take reasonable steps to select service providers with appropriate safeguards.
The Site may use cookies, pixels, and similar technologies to operate the Site, remember preferences, understand how visitors use the Site, and support advertising or analytics tools. You can control or disable cookies through your browser settings; disabling cookies may affect the functionality of the Site or booking tools. The Site may also use third-party analytics or advertising tools that collect information about your visit; their use of information is governed by their own privacy policies.

However, no method of transmission over the internet or electronic storage is completely secure, and we cannot guarantee absolute security. You provide information to us, and use any third-party tool linked from the Site (including the credit report tool), at your own risk.
Subject to applicable law and certain exceptions, you may have the right to:
- Request access to the personal information we hold about you;
- Request correction of inaccurate or incomplete personal information;
- Withdraw consent to our collection, use, or disclosure of your personal information, subject to legal, contractual, or regulatory restrictions;
- Request that we stop sending you marketing communications;
- Request deletion of personal information we hold about you, subject to our legal, regulatory, and recordkeeping obligations (for example, mortgage brokering recordkeeping requirements may require certain information to be retained for a minimum period regardless of a deletion request).
To exercise any of these rights, contact us using the details in Section 11. We may need to verify your identity before responding, and we will respond within the timeframe required by applicable law. We reserve the right to charge a reasonable fee for access requests to the extent permitted by law.
The Site is not directed to, and we do not knowingly collect personal information from, individuals under the age of eighteen (18). If we become aware that we have inadvertently collected personal information from a minor, we will take reasonable steps to delete it.
